The largest moving assembly in the house
Several hundred pounds of glass, expected to glide with one hand and seal like a wall when shut.
A patio slider is really four systems working together. The panels carry their weight on rollers. The interlock is where a moving panel meets a fixed one, and it has to seat along its full height or the door leaks. The sill has weep channels beneath the track, designed to drain rainwater back outside. And the lock has to pull the whole assembly tight against its seals.
When one of those goes, the others follow. A panel drops a few millimetres on worn rollers, so it drags; dragging wears the track; a worn track throws the interlock out of line; the interlock stops seating, so conditioned air pours out through the closing edge and storm water gets pushed in through it. By the time anyone calls, there are several things to put right.
That is why a wide patio door has to be diagnosed as an assembly rather than a part. Fitting new rollers to one panel of a three-panel door, without checking the others, the panel heights, the interlocks and the drainage, produces a door that is dragging again within a year.
Wide and heavy systems need load-rated hardware rather than whatever the door originally shipped with, which is frequently why a second repair outlasts the first by years.
A wide patio door fails as a system, not as a part
Georgia's suburban building boom produced an enormous number of large patio openings, and a great many of them are now twenty to forty years old and still running their original hardware.
The energy cost of a door that no longer seals is immediate here. A twelve-foot opening with hardened interlock gaskets is air conditioning going straight outside through a Georgia August, and heat pouring in behind it.
The drainage side matters just as much. Georgia gets intense afternoon thunderstorms and long soaking systems, and a patio sill that cannot drain sends that water across your floor rather than back outside.
On a twelve-foot opening, a few millimetres of drop is the difference between one finger and two hands.

Red clay moves, and openings move with it
Georgia clay swells when wet and shrinks when dry, and it does that dramatically. Houses sitting on it move seasonally, and a wide patio opening shows that movement long before a single door would — usually as a panel that drags at one end and not the other.
Thunderstorms and blocked weeps
Georgia summer storms drop a great deal of water very quickly and drive it sideways. A sill that cannot drain backs it up into the track and eventually into the room, and pollen is one of the most common things blocking those channels.

Decks, screened porches and patios are in use from early spring to late fall here. Patio door hardware sees far more cycles in Georgia than in states where the door is shut for half the year.

Patio door questions
My three-panel door only drags at one end. Why?
A panel has dropped or the track is worn along part of its run. On multi-panel doors the fault is often in a different panel to the one that feels wrong, which is why the whole assembly needs checking.
Water comes in during heavy rain.
Almost always blocked weep channels rather than a failed door. The sill drains water back outside, and when it cannot, a Georgia thunderstorm pushes it inward instead. Pollen is a very common culprit.
Air pours through the middle of the door.
That is the interlock and its gaskets. They harden over time, and once the panels are also slightly out of line the gap is enough to feel across the room and to show up on a power bill.
My house has settled and the door frame looks out of square.
Common on Georgia clay. In most cases the panels can be adjusted to work correctly within an opening that has moved, without touching the frame itself.
Can you repair a pocket door without opening the wall?
In most cases, yes. Pocket systems are designed to allow the panel to be removed from the opening, and we only go further if the internal carriage itself has failed.
